The Marion County Planning & Zoning Commission recommended approval of a zoning-line adjustment that reassigns two small 1.09-acre portions of a larger 26.3-acre parcel to square off commercial and residential zoning.
Kathleen Bernoli of Growth Services told the commission the change is largely technical: it moves a narrow wedge of B-5 (Heavy Business) zoning to create a more regular commercial footprint along U.S. 441 and converts the rear sliver to R-4 (Mixed Residential). Staff recommended approval because the exchange is “like-for-like” and does not increase intensity or density.
Applicant Rodney Rogers said the request’s sole purpose was to make the zoning lines easier to develop: “We're just taking a triangle here and making it commercial, triangle down here and making it residential,” he told the commission. A neighbor who commented during the public portion described himself as neutral. The commission voted to recommend approval to the Board of County Commissioners.
