Becker proposes master plan amendment to add 4.81 acres for Becker Technology Park; council hears presentation

Brookhuzen Capital Holdings LP and Becker Robotic Equipment presented Feb. 6 to City of Canton staff and council a request to amend a previously approved master plan for the Becker Technology Park. The public hearing covered a proposed addition of 4.81 acres to the development footprint and amendments to prior conditions; the council closed the hearing after the presentation and had no speakers registered in favor or opposed.
Alex Brock, land‑use counsel for the applicant, told the council the 2022 approval covered approximately 36 acres; Becker has since acquired an additional 4.81 acres along Technology Ridge Parkway and submitted a master plan amendment and related condition changes to incorporate the acreage. Brock said the overall development intensity will remain the same: about 452,100 square feet of industrial/office/commercial space and up to 35 residential units north of Technology Ridge Parkway. The revised plan shifts the previously singular large mixed‑use building into several smaller buildings around a central water feature that will serve detention and aesthetic functions. Brock also said the plan maintains an option for a parking deck identified in the 2022 conditions even though the current site plan does not show a deck.
Planning staff confirmed the applications include a zoning condition amendment, master plan amendment and a conditional use permit request to allow a mix of residential types (detached, duplex and attached units) on the north parcel. No members of the public had signed up to speak for or against the amendments at the Feb. 6 public hearing; the council closed the hearing and opened the matter to staff follow up and future action.
Why it matters: The Becker Technology Park is a large mixed‑use employment and industrial component for the north side of town. The amendment adds acreage without increasing the approved total square footage and provides flexibility in housing types for employees and others; staff will present any recommended conditions and a formal action item to council in a subsequent packet.
