Riley County appraiser: 2025 personal property renditions will be the last mailed under statute change

County appraiser staff provided a December update Dec. 16 explaining changes to the personal property rendition process and other valuation work ahead of the 2025 tax year.
Anna Berson of the Riley County appraiser’s office told commissioners that personal property renditions will be mailed between Dec. 23 and 31 and that, due to a statutory change referenced in the update (“as prescribed in 79306”), this will be the last year the county mails renditions to owners.
Under the changed rules described by staff, if a person has filed an initial statement listing personal property with the appraiser’s office, no subsequent annual statement is required unless a change occurs. For calendar-year 2025, property owners are asked to review the mailed rendition and confirm the county’s record is accurate as of Jan. 1, 2025. Berson said owners are not required to return the form but must report any changes to the office before Jan. 1 of a given tax year and no later than March 15 to avoid penalties.
Berson also told the commission the appraiser’s team finished annual agricultural reinspections and continued updates of agricultural boundaries and use. She reported approximately 922 residential sales through Dec. 1, with a median sale price near $250,000 and average sale price about $277,274; staff are modeling market trends and preliminarily project an approximate 5% median change for 2025 (subject to final valuation work).
Commercial review, depreciation and income analyses are underway, and staff said several large commercial cases were dismissed from the office’s list. The appraiser’s office said small-claims hearings for 2024 valuations have been concluded.
Berson asked commissioners to direct questions and said she will return with more detail when the office sets values in the coming month.
