Tiburon Town Council on Jan. 15 introduced for first reading an ordinance to amend the general plan and zoning map for 202 Trestle Glen, changing a portion of the merged lot from a precise-plan designation (PD/RPD) to MH/R1 so the entire parcel uses a single designation.
Planning staff explained the property contains two previously separate parcels; a smaller parcel acquired from a neighbor in 2018 still retained an RPD (Residential Planned Development) designation. The proposed amendment aligns zoning across the larger merged parcel, which was the intent of the lot-line adjustment and will make standards uniform for future improvements.
Staff reported an initial study prepared in November concluded potential environmental impacts would be less than significant and the Planning Commission held a public hearing on Dec. 11 with no public comments; the Planning Commission recommended adoption of a negative declaration and the map amendment. The council introduced the ordinance, waived further reading and scheduled final action for the next regular meeting.
