County rezones 5.7-acre Sedgwick parcel to general commercial after unanimous vote

The Board of County Commissioners unanimously approved a zoning map amendment on Jan. 14 to rezone the north 5.70 acres of a 7.91-acre parcel at the terminus of 73rd Street and Old Dixie Highway from Commercial Limited (CL) to General Commercial (CG).
Senior planner Cindy Thurman presented the staff analysis, saying the rezoning request is limited to the northern portion of the parcel to allow general commercial uses while the southern 2.21 acres will remain CL and act as a buffer. "The proposed zoning designation is compatible with the surrounding area and consistent with the county's comprehensive plan," Thurman said, noting the property lies within a commercial-industrial future land-use node.
Thurman told the board that development standards for CL and CG are largely similar and that the rezoning would not allow heavy industrial uses or outside storage; site-specific environmental and concurrency reviews would still be required at the time of development. Staff found no conflicts with applicable land development regulations and reported that the Planning and Zoning Commission recommended approval at its Dec. 12, 2024 meeting.
The applicant's representative, Joseph Scholke von Stoddard, told the board the adjacent property owner had expressed support at the Planning & Zoning hearing and described the proposed use as a storage condominium product (a purchased storage unit), not a public rental-storage facility.
After public testimony and closing arguments were admitted into the record, Vice Chairman Loehr moved approval; the motion was seconded and carried unanimously.
Thurman said a more detailed environmental analysis and concurrency review will be done during the development-review process when a site-specific proposal is submitted.
