The Pleasant Grove Planning Commission acted on several routine but substantive land-use items in addition to the public hearings recorded earlier in the evening.
Key formal actions taken by the commission included: - Bedard Subdivision Plat A (agenda item 4): The commission approved a two-lot preliminary subdivision plat to divide 0.452 acres at 344 East 200 South in the R1-7 zone. Staff noted the application was vested under the pre-August 2024 flag-lot rules because the application was filed in February 2023. The proposed flag lot stem meets the older 25-foot width and length requirements; the commission approved the preliminary plat subject to final planning, engineering and fire-department requirements.
- Patterson Homes LLC / Cascade Meadows Plat C (preliminary plat for 6 lots): The commission approved a six-lot preliminary subdivision on 3.315 acres in the R120 zone. Staff explained lot-size averaging was used to permit two lots slightly under the 20,000-square-foot minimum so long as average lot size across the plat met the standard. The developer confirmed coordination on irrigation-ditch abandonment and promised curbing, gutter and drainage improvements.
- R1-9 preliminary subdivision at 1080 East 900 South: Commissioners approved a preliminary subdivision that will provide future connectivity between 900 South and 1000 South. Staff noted a development agreement is being drafted to define temporary access and future road construction responsibilities; the property owners already own the adjacent land where the future 1000 South would be constructed and the developer will build the temporary access.
Other non-land-use business: - The commission elected Alicia Redding as chair and Carla Patton as vice chair for the coming year. - The commission approved the minutes from the Dec. 12, 2024 meeting and approved staff reports and the evening agenda at the start of the meeting.
Each approval was made subject to the standard condition that final planning, engineering and fire-department requirements be met and with the expectation that development agreements and dedications will be completed as necessary during the permit process.
