Marcea Hilton, planning staff, told the council the parcel is currently zoned agricultural and described the plan as “about 73 acres” with a maximum of 260 lots under the PUD. Hilton said the applicant agreed to a number of changes after the Planning Commission review, including 100% masonry on the first floor and an expanded amenity package; she said roughly 17 acres, or about 20 percent of the site, would be set aside as reserve areas and open space.
