The City Plan Commission approved a rezoning and associated special permit on Feb. 13 to convert an existing 6,400-square-foot structure at 3101 North Lee Trevino from C-1 to C-2 and to allow use as a ballroom.
Planning staff said the detailed site development plan complies with applicable standards, that the use requires 38 parking spaces and that the applicant is providing 39 spaces including two accessible and three bicycle spaces. Staff recommended approval of both the rezoning and the special permit with a condition requiring a five-foot landscape buffer along Lee Trevino and Pebble Hills Boulevard to provide separation between pedestrians and on-site parking.
Commissioners questioned capacity and potential street overflow. The applicant, Joseph Moreno, said the property owner has an agreement with an adjacent parking lot owner to allow overflow parking when needed and offered to add signage if required. Building-permit review will determine final occupancy limits for the ballroom.
No written public opposition to the request was reported in the staff presentation. The commission approved the rezoning and the special permit with the stated landscaping condition.
