The Dallas Board of Adjustment Panel A voted 5-0 on Feb. 18 to grant a special exception allowing an attached façade sign with 10 words at a nonresidential building, a request tied to a Dave & Buster’s remodel.
Applicant Mike Prezioso told the board the sign originally was installed during remodel work and that he had pursued permits and corrections after the contractor added the additional lettering. Prezioso said his goal was to follow the Dallas code and secure approval.
Planning staff representative Trevor explained to the board that the Department interprets the Dallas Development Code’s sign definition to include symbols such as arrows and ampersands in the overall definition of a sign, but in practice staff counts words case by case. For the current request, staff told the board arrows would be treated as an art feature and not counted as words; that practice allowed approval up to 10 words in this instance.
Board member Kathleen Davis moved to grant the special exception, stating the applicant had been proactive and that staff practice supports not counting arrows as letters; the motion passed 5-0. The board imposed a condition that the sign comply with the most recent version of submitted plans. A decision letter will be mailed to the applicant within two days.
