Planning commission approves conditional use permit for vehicle sales at 7150 South 300 West

The Midvale City Planning Commission on an aye-by-aye roll call approved a conditional use permit allowing vehicle sales at 7150 South 300 West, Suite 6 and 7.

The commission’s action followed a staff presentation that characterized the application as a request from Joseph Burke Jr. for a vehicle-sales “major business” in the Clean Industrial (CI) zone. Planning staff reported the proposed business would occupy two north-end units of an existing building and had sufficient on-site parking to meet the municipal code standards for the requested use. Staff said it had received no public comments prior to the hearing.

Commissioners discussed whether the use included vehicle repair; the applicant and staff confirmed the request covers sales only and does not authorize repair work in the subject units. After opening the public hearing and receiving no speakers, a commissioner moved to close the public hearing and then moved to approve the permit “with the findings noted in the staff report.” The motion passed on a roll call vote: Chair Erickson — yes; Vice Chair Anderson — yes; Commissioner Snow — yes; Commissioner Lidke — yes; Commissioner Tippett — yes.

Planning staff said the action was limited to the conditional use permit as presented; any future request to add vehicle repair or other uses would require a separate permit or review. The permit was approved with the findings described in the staff report but no additional conditions were read into the record.

The commission’s minutes show the approval was taken as an administrative land-use action under the city’s conditional-use procedures. No written or oral appeals were recorded during the hearing.
