The Board of Zoning Appeals approved a fence-height exception for a privacy screen on a deck at 14100 Howe Drive in the Mission Prairie subdivision.
Applicant Roger Edgar, who lives at 14100 Howe Drive, said the house sits diagonally on the lot facing Mission Road and that an existing privacy screen on the deck is seven feet tall. Edgar said the family intends to replace the deck and install a privacy screen and that, under current code, a four-foot screen is the standard but they would prefer a five-foot screen if given an exception. "What we have now is a, a privacy screen on 2 sides ... and it goes 7 feet high," Edgar told the board. He said the taller screen provides privacy from the widened Mission Road and shade for a southwesterly-exposed back yard.
Staff told the board the applicant was requesting a six-foot wood privacy fence per the submitted plan but the applicants said they would reduce that to five feet if the exception is granted. A board member moved to approve the case under LDO Section 16-4-9.5(a) for the R-1 district; the motion was seconded and the board voted in favor. The chair indicated the applicants will receive written notice of the approval.
No public objections were recorded on the transcript. The applicants were reminded that permits and inspections are required before construction and that final details will be reviewed as part of the permit process.
