The Historic Architectural Review Board on Feb. 20 issued an opinion of appropriateness for a proposal at 312 St. George Street (HP2024-0074) to demolish an existing rear shed and replace it with a two‑story garage and storage building, subject to the HARB’s detailed comments and a later Certificate of Appropriateness application.
Staff presented the history: the existing shed appears on Sanborn maps as early as 1924 but has been altered through later work including an enclosed carport. The applicant sought a conceptual review because the project is at the opinion stage; HARB review is required before a COA and building permit. Board members expressed support for removing a later non‑historic auxiliary structure but asked the applicant to provide full drawings showing dimensions, fenestration, roof form (gable vs. hip), how the new building would meet the 20‑foot separation from the primary structure, and whether two stories on the footprint would require a zoning variance to increase height above the current footprint.
The board voted to approve the concept/opinion of appropriateness and directed the applicant to return with full construction drawings, a site plan that shows setbacks and distances between structures, and materials samples for final COA review.
Vote: unanimous to approve the opinion of appropriateness with conditions.
