The Indian Trail Planning and Zoning Board voted unanimously Feb. 18 to recommend approval of Zoning Map Amendment ZM20240108, which would rezone a 2.9-acre parcel on Seacrest Shortcut Road from conditional single-family high-density (CZSF5) to light industrial.
Staff said the parcel, now separately platted after being detached from the Bonterra development, is intended to be marketed for light industrial uses. The applicant is Pine Creek Land Company LLC; contact listed in the file is Lisa Ammons. Staff told the board the applicant and contact were not present at the meeting.
The parcel sits catty-corner from the Arberglen Subdivision and immediately south of the Northgate Industrial Park site that is under construction, staff said. Staff advised that the requested light industrial designation is consistent with the town’s Comprehensive Plan and with the Seacrest Shortcut Road Small Area Plan, which envisioned a buffer of nonresidential uses between housing to the west and the expressway to the east.
Board member Jennifer Maher moved to recommend approval of ZM20240108; Kim Sandoval seconded. The motion carried unanimously. There were no public comments on the item, and staff returned the meeting to the regular agenda after the vote.
Staff described the property history as follows: the 2.9-acre parcel was formerly land-hooked to a Bonterra parcel, but the land hook was removed when NCDOT’s expressway alignment sliced the parent tract and the parcel received its own parcel number. Staff said portions of the immediate corridor already are zoned or planned for light industrial uses and that the small area plan anticipated employment-center type development — offices, light industrial or similar uses — along this strip adjacent to the expressway.
The file notes the requested zoning would be a conventional light industrial designation with no conditions. The applicant’s materials and staff report are part of the meeting packet; staff summarized consistency findings that the rezoning promotes the town’s land use and housing coordination goals and economic development goals by supporting industrial/office development.
