The commission’s approval came after planning staff recommended the variance and the Northland Community Council voted to support the application. Applicant representatives said a required right-of-way dedication and an atypical building setback would leave no practical location for a monument sign that is visible to northbound traffic. "We're here for you to request a reduced setback of 1 feet from the future proposed right of way," an applicant representative said after being sworn in. Staff recommended reducing the sign height to 6 feet 6 inches to align with local design guidelines.
Planning staff’s report described the site as a 2.13-acre lot under development as a self-storage facility and said planned right-of-way widening along the frontage reduced available sign placement area. The staff recommendation noted that the reduced setback was triggered by the right-of-way dedication and that meeting the code-required 15-foot setback would make the sign hard to see from the road. Dave Paul, chair of the Northland Community Council Development Committee, told the commission the council met the applicant and recommended approval, though not unanimously.
Commission discussion included questions about traffic sightlines and compliance with the Rocky Fork design guidance. The applicant said landscaping and the revised, lower monument height would address aesthetic concerns and that the sign location would not intrude into required sight triangles. The staff report noted the building setback requirement at the site is 20 feet and that the proposed 1-foot setback from the future right-of-way sits roughly 1.5 feet in front of the building setback.
A motion to approve the variance carried; the commission recorded unanimous affirmative votes on the motion. The approval document and hearing record identify the matter as case GC24-03663 for 20 North Hamilton Road. The commission then moved to its next agenda item.
