Hurricane City Council approved a zone-change request (ZC25-01) to rezone a parcel at 808 South 920 West from R-1 (one-acre residential) to RA-0.5 (half-acre residential). The applicant seeks the change to split an approximately 1.05-acre parcel into two roughly 0.5-acre lots to build two single-family homes.
Staff reported that the planning commission held a public hearing and recommended approval by a 7-0 vote with one abstention on Jan. 9, 2025. Staff concluded the proposed change conforms with the general plan and is consistent with surrounding large-lot single-family development; staff also stated that services to the area are adequate.
Council discussion dealt mainly with mapping and parcel boundaries displayed in the city's GIS, and a councilmember sought clarification that a narrow strip of land visible on the map was already dedicated to the city. Staff confirmed the graphic depiction and clarified the lot geometry and ownership history. A councilmember moved to approve the rezoning; the motion passed by voice vote.
The approved rezoning allows the applicant to split the existing 1.05-acre parcel into two half-acre residential lots under RA-0.5 zoning and proceed with subsequent subdivision approvals and building permits as applicable.
