The City of Santa Rosa zoning administrator approved a minor design review on Nov. 22, 2024, for exterior modifications to Juanita Market 2 at 1415 Maple Avenue (file DR24-019).
Planner Jenna Frisco presented the proposal, describing exterior façade and site-work improvements and noting the site’s General Plan designation for retail and service uses and its zoning within Planned Development 0029. Frisco said the project was reviewed under CEQA and found to be categorically exempt pursuant to section 15301, because it involves modifications to an existing facility.
Frisco showed updated elevations and said the applicant agreed to add color to the east elevation to improve the view for neighbors. She said staff received no public comments and that the applicant accepted required conditions of approval.
The zoning administrator praised the applicant’s initiative to improve the building, saying the upgrades could reduce vandalism. The administrator said, "I can make the required findings, as noted in the resolution as written. And with that, I will approve the project." The decision is final unless appealed to the city clerk within 10 calendar days pursuant to zoning code section 20-6230 (appeal deadline stated as Dec. 2, 2024).
The approval covers the remodel plans and revised east elevation presented to the zoning administrator; no additional conditions beyond those in the staff resolution were discussed on the record.
