Planning commission recommends approval of zone change for Lot I‑54 in Duck Creek Village to allow larger Polaris/LWS building

The Kane County Planning and Zoning Commission on Feb. 12, 2025 recommended approval of a zone change for Lot I‑54 in the Movie Ranch Subdivision in Duck Creek Village, forwarding Ordinance O‑2025‑01 to the Kane County Commission.
The application, submitted by Rod Entz through agent Lindsay Harris of Brandon Harris Construction, requests reclassification from Commercial 1 (C‑1) to Commercial 2 (C‑2) for a 0.85‑acre lot on Movie Ranch Road to allow a larger building for a Polaris showroom and related mechanical and storage space. Harris said the applicant is seeking C‑2 to meet Polaris showroom size requirements and to build a new facility adjacent to the current Polaris operation.
County staff recommended approval. Staff member Shannon told the commission that notification and public input were minimal; the office received two emails, one in favor and one opposed, and a few phone inquiries. She said the proposed C‑2 classification aligns with surrounding lots on Movie Ranch Road and with the county's general plan for that commercial row.
After a brief public hearing with no speakers, a commissioner moved to recommend approval "based on the facts and findings as documented in the staff report." The motion was seconded, and the commission voted in favor; the motion carried.
The recommendation will be considered by the Kane County Commission, which has final authority on legislative items and may ratify, reject or modify the planning commission's recommendation.
