The Sandy City Planning Commission on Oct. 27 voted to recommend that City Council approve a zone change for a 0.43-acre property at 1270 East 8610 South from Neighborhood Commercial to RM-12 to allow multi-family development.
Jake Warner, long-range planning manager, said the property is currently Neighborhood Commercial and that the applicant, Riley Street, proposed rezoning to RM-12; the concept plan submitted with the application shows two duplexes or four townhomes with access from the east. Warner noted adjacent parcels to the west and south are already RM-12 and that staff's recommendation was based on existing and proposed uses. Warner also told the commission the new Sandy City general plan adopted earlier this year anticipates residential in a transition corridor and neighborhood activity center that covers this area, though the staff report had been prepared under the prior general plan because the new plan's publication timing did not align with the packet.
Commissioners asked whether access and future subdivision/site-plan requirements could ensure continued shared access if ownership changed; staff said access and maintenance questions are typically addressed during subdivision and site-plan review rather than the rezoning itself.
No public speakers appeared in person or online on the item. The commission recorded a roll-call vote in favor and will forward its positive recommendation and the staff findings to the City Council for final action.
