The Bedford Planning and Zoning Commission unanimously recommended approval Thursday of a specific-use permit to allow a religious facility to operate at 3301 Airport Freeway, Suite 103.
Staff told the commission the applicant expects peak Sunday attendance of about 100 people and that the three-story office building on the site, developed in 1980 and totaling roughly 70,387 square feet, already provides 244 parking spaces. "The applicant stated that they have no plan to remodel the suite," a planning staff member said, adding that the proposed use meets the city's specific-use-permit guidelines and that staff recommended approval.
At the public hearing, Beth Aluching, who identified herself as one of the church leaders and a member of the group that submitted the application, said the congregation began in 1999 and has moved several times. "We really appreciate the support we've gotten from your staff, especially during this process; the guidance has been great," Aluching said. She added the congregation plans community activities and described the church as "a great addition to the community." Jesse Morgan, introduced by Aluching as the leader of the creative and youth ministry, attended with her.
Commissioners had no substantive concerns about parking or compatibility with surrounding uses; staff noted the site is within the Bedford Forum planned-unit-development district and the Master Highway Corridor overlay. The planning staff referenced the city's parking standard for religious facilities (one space per three seats) and said the building's available spaces would be sufficient for the church's stated peak attendance.
A motion to approve the specific-use permit (Case SUP 24-14) passed unanimously. The commission's recommendation will be forwarded to the City Council for final action.
Bedford's planning staff noted no exterior renovations are proposed for the suite and that adjoining property owners received notice; staff recorded no written responses to the notification.
