Board grants conceptual approval for 5‑story mixed‑use on North Jefferson with design suggestions

The Architecture Review Board gave conceptual approval on June 26 to a five‑story mixed‑use building proposed for North Jefferson Street that would include ground-floor retail and 25 condominium units on floors two through five.
Architect Travis Altzman, representing developer Thrash Group, described the project as a companion to the nearby Tristan hotel and said the design uses materials intended to harmonize with downtown brick and storefront character. “We tried to bring in a little bit of everything there, but, pay respect to traditional, proportions and especially on the front facade,” Altzman said.
Board members complimented the Jefferson Street elevation and the project’s civic contribution to the urban plaza, but they asked the design team to reconsider deep, full-height wing walls that enclose balconies and limit outward views. “You're really cutting off those balconies… and cutting off from the views from Jefferson,” one board member said, urging shallower wing walls or partial openings to permit some sightlines to the street and neighboring buildings. Members also suggested modestly increasing the pop of the top-floor canopy for a stronger profile.
The board approved the concept and asked the applicant to return for final review with adjustments that consider balcony openness and canopy proportions. The motion incorporated an amendment requiring the design team to address board comments before final sign‑off.
