At its meeting, the City Board of Zoning Appeals acted on multiple routine variance requests and administrative items. This summary lists each item, the board’s action and the key details:
- BZA-250038: Approved (vote recorded as 4-1). Applicant Graham Corporation requested to reduce a detached sign setback from 10 feet (or 15 feet from edge of pavement, whichever is greater) to 2 feet from the street right-of-way for a new multi-tenant monument sign. Staff said the proposed sign sits about 31 feet 4 inches from the edge of pavement but only 2 feet from the property line because of a wide right-of-way. Board approved the variance after engineers said relocating the stormwater pipe would be necessary to move the foundation.
- BZA-250039: Approved (vote recorded as 3-2). Graham Corporation requested a 7-foot setback from the street right-of-way for a similar monument sign; proposed sign will sit approximately 28 feet 10 inches from the edge of pavement and 7 feet from the property line. The board approved after hearing safety and stormwater foundation concerns.
- BZA-250044: Approved. Robert Blantz requested three variances for a single-family dwelling lot (rear setback 25 to 7 feet; front setback 20 to 10 feet; impervious surface 40% to 42.7%). Board members said the lot’s shape and limited buildable area justified the relief.
- BZA-250048: Approved. Homeowner request to enclose an existing deck as an enclosed porch required a rear setback variance from 14 feet to 8 feet; the board granted the variance citing the existing structure and placement of the home on the lot.
- BZA-250049: Approved. Applicant (bank) requested to reconfigure and relocate a freestanding drive-through canopy; the board voted to allow a corner-side/setback variance at the distance shown in the published application (250-foot class variance as advertised; board agreed to act on 245-foot measurement published in notice). The applicant will follow up with staff about a corrected measurement; staff offered to waive fee to correct published paperwork.
- BZA-250045 and BZA-250046: Postponed to the end of the agenda and ultimately moved to next month’s meeting because applicants were not present.
Two previously covered items at the meeting (BZA-250030, transparency variance for a proposed gas station; BZA-250042, riverfront setback) were denied in separate votes. A separate variant (BZA-250047, 6109 Creekhead Road) was denied without prejudice after neighbor testimony about unpermitted construction.
Procedural notes: The board approved the minutes from the May 20 meeting at the start of the session. When applicants were absent, the board sometimes postponed items to the end of the agenda or to the next meeting. Where staff reported discrepancies between published notices and updated application numbers, staff said they would work with applicants to correct notices and could waive fees for corrected filings.
