Board notified of Board of Adjustment approval for Beartooth subdivision; supervisors place prior BOA minutes on file

County staff presented the Humboldt County Board of Supervisors with the Board of Adjustment's decision to approve a special‑exception use allowing Beartooth Land Company LLC to subdivide the northern 64.5 acres on the west side of Sheldon Park Road into parcels with a minimum net two acres.
Staff said the Board of Adjustment hearing was held Dec. 9, 2024, and that an adjacent landowner, Gary Erickson, attended to voice concerns but later withdrew them after speaking with the applicant. Staff said the developer plans to keep subdivision roads private and to form a homeowners association to own and maintain the road; the applicant indicated the subdivision roads would not meet the county's minimum roadway standards.
Under county ordinance, staff told supervisors, the presentation of the Board of Adjustment decision starts a 30‑day clock during which supervisors may request review or remand of the BOA decision; staff said notices were sent to property owners and farm operators within a radius larger than the ordinance minimum.
Separately, supervisors voted to accept and place on file the minutes from the Aug. 12, 2024, Board of Adjustment meeting (the Aug. 12 minutes reflected a separate hearing on a data‑mining/cryptocurrency farm near Renwick). That motion carried on a voice vote.
Staff said the Board of Adjustment minutes from Dec. 9 had been approved by the BOA at its most recent meeting and that the 30‑day review period for the Beartooth decision would begin with today's presentation to the Board of Supervisors.
