The Norwalk City Planning and Zoning Commission on Feb. 10 recommended approval of an amendment to the Orchard Hills planned unit development that adjusts the layout of a proposed multi‑unit residential area and reduces the total unit count.
City planner Elliot summarized the amendment as a reconfiguration of an earlier concept: instead of the previous plan for 50 units (including a three‑story building and two five‑unit cottage buildings), the developers now propose 48 units and a rearranged site intended to better serve future residents. Staff emphasized the importance of building fronts along Orchard Hills Drive and locating parking behind structures; the applicant indicated the revised plan retains those features.
Barry and Nick of Woda Companies joined by Zoom and described the reconfiguration as an effort to maximize usable area and improve on‑site amenity placement, such as moving a dog park closer to the buildings. Elliot said staff brought the amendment back to the commission to ensure the commission reviews the PUD concept before it proceeds to city council.
No members of the public spoke during the public hearing on this item. After brief questions from commissioners, the commission voted to recommend approval; roll call showed all aye votes recorded.
The recommendation will be forwarded to City Council for final action.
