City staff presented a proposal to relocate the Coggill Business Center from its current location at 5601 Coggill Boulevard (the former Wachovia/Wells Fargo building) to a larger suite in the Village at 35 Veranda.
Staff said the current sublease at the bank building expires April 30; the city partnered with the chamber of commerce to open the business center at that location five years ago and the partnership has since supported shared office rentals, rentable mailboxes, and conference rooms. Staff described the existing operation as successful, with demand for office space and mailboxes; the presentation said 20 of 24 mailboxes were currently leased and the current bank building contains about 3,500 square feet of space.
The proposed new suite at 35 Veranda is roughly 5,208 square feet. Under the preliminary plan the chamber would lease about 1,800 square feet for its operations and staff would offer eight additional offices and conference rooms for rent to local small businesses. Staff presented worst‑case revenue projections that assumed some offices would be only partly occupied; even under conservative assumptions staff said the lease could be roughly revenue neutral or slightly positive for the city. The proposal discussed a potential five‑year lease with renewal options.
Staff emphasized that the chamber would continue to staff daily operations at the new site and that the city would provide IT and other support rather than daily staffing. Council members asked about reuse of existing mailboxes, parking behind the proposed building, and the building’s visibility and fit in the Village. Staff confirmed the city owned an adjacent parking lot and said mailboxes could be reused and expanded.
Council members expressed support for the relocation and gave staff general direction to proceed: bring a proposed lease, the chamber agreement, and associated details to the council for final approval. No formal lease approval occurred at the work session; staff said they would return with the lease documents for council action.
