Isla Vista panel urges tenants to schedule pre-move-out inspections, document repairs to protect security deposits

A panel hosted by the Isla Vista Community Services District advised tenants during a community workshop to request pre-move-out inspections, document unit condition in writing and photos, and coordinate early with landlords to reduce disputes over security-deposit deductions.

The workshop focused on practical steps tenants can take before, during and after a tenancy to avoid or contest charges. Panelists said a pre-move-out inspection — typically offered about a month before a lease ends — gives tenants an opportunity to learn what the landlord expects and to address problems before vacating.

"The judge always wants to know, did you do the pre move out inspection?" said Robin Nander, an attorney with the Legal Resource Center that serves UCSB students, describing how a court will view a tenant who declined the inspection. Panelists said documentation created during a joint inspection can strengthen a tenant's position if a dispute later goes to small claims court.
