- Arkansas Mailing Services (CUP): Approved. The CUP permits an existing building on a 6.08-acre site to be occupied by a mailing, printing and shipping services business. The facility would use about 2 acres, with 35 parking spaces (including three ADA spaces) and an expected 8–10 employees; staff reported no public comments.
- Hawkeye Wireless Communications (CUP): Approved. The board approved a conditional use permit for a new self-support wireless tower on agriculturally zoned land to be leased by a tower operator (Towers LLC/Vertical Bridge) with Verizon as the initial lessee. Staff noted a prior CUP approved in 2021 that was not acted on within 18 months and that a flood-plain permit was approved Nov. 19, 2024. One adjacent property owner submitted a complaint about the tower location. The applicant said the tower will accommodate multiple carriers, and representatives said improved coverage will support emergency calls and other communications.

- Magnolia Acres variance request and Magnolia Acres replat of Lot 5A: Both items were tabled at the start of the meeting because variance approvals require five or six affirmative votes and the board did not have sufficient members present at that time. The items were not heard at that sitting.
