League City board approves 290‑square‑foot pylon sign for Pecan Park Plaza

The League City Zoning Board of Adjustments and Building and Standards Commission on Feb. 13 unanimously approved a variance to allow a 290‑square‑foot pylon sign at Pecan Park Plaza, located at 100 North Gulf Freeway (Interstate 45) in League City, Texas.
Ann Williams, a planner with the Planning Department, told the board the replacement sign would be 36 feet 6 inches tall with 290 square feet of sign area. She said the proposed sign would reduce the existing sign’s height from 64 feet to about 36.5 feet and reduce sign area from about 650 square feet to 290 square feet, but would exceed the city’s sign-area limit of 200 square feet established in Table 3 of Article 8 (Signs) of the League City Unified Development Code, Chapter 125 of the League City Code of Ordinances. “The replacement of this sign is part of a bigger beautification project at the site,” Williams said.
Ben Brown, with Baker Katz, the property owner, described planned site improvements including a parking-lot retrofit, new parking lights, repainting and landscape work, and said the owners want a multi‑tenant pylon so businesses in the roughly 100,000‑square‑foot center can be visible to traffic on I‑45. “We’re excited to be a part of League City and excited to be stewards and owners of the shopping center,” Brown said.
The board opened and closed the public hearing at 6:09 p.m. with no public speakers. Members then discussed the application, noting that the proposed sign would be substantially smaller than the existing nonconforming sign on the property and would meet the city’s height limit while still providing space for multiple tenants. Several members suggested the request is consistent with the ordinance’s intent to improve appearance along Main Street and that future ordinance adjustments might better accommodate very large shopping centers.
After discussion, the board voted to approve the variance for application VA-24-414 (Pecan Park Plaza), allowing a pylon sign area of 290 square feet and a height of 36 feet 6 inches. The public hearing record and staff report note that the property may continue to use the existing nonconforming sign indefinitely unless the owner chooses otherwise.
The board had no additional staff comments and adjourned at approximately 6:14 p.m.
