Residents object; planning board recommends denial of car‑wash and fuel station rezoning on West Roosevelt

The Monroe City Planning Board on Jan. 8 recommended denial of a zoning map amendment sought for 2691 West Roosevelt Boulevard, where the applicant proposed a car wash and fuel pumps along with neighborhood commercial uses.

Megan Breithart of the planning department summarized the request: the applicant sought to rezone the site from Conditional District RH Properties to Conditional District Commercial to allow a car wash, gas station and neighborhood business uses. Breithart said the site plan includes a car wash building, fueling canopy, vacuum stations and nine parking spaces separate from fueling/ vacuum areas. The developer requested a deviation from a required 50‑foot landscape buffer to allow a ten‑foot buffer plus a six‑foot fence along one property line; another property line would receive a wider buffer than required. Planning staff recommended approval, stating the corridor is designated Community Corridor in the land‑use plan and that the proposed commercial use is consistent with that designation.
