Planning commission approves final replat for Bel Air Place parcel

The Bellaire Planning & Zoning Commission on Feb. 13 approved a final replat for part of the Bel Air Place development, an administrative replat staff said complies with the city's subdivision regulations.
Staff told the commission the submission, docketed as AR2025O1, is a final replat of a portion of Lot 6, Lot 12 and Westmoreland Farms Amended for the Bel Air Place project and covers an approximately 3.3-acre site on the southeastern portion of 515901 Rice Avenue within the North Bel Air Special Development District. Staff recommended approval, saying the plat is consistent with Chapter 23-5 (land subdivision regulations) of the code of ordinances.
The commission fielded a brief clarification about labeling on the plat: a commissioner noted two different map locations labeled Reserve A and Reserve A Block 1, and staff explained the larger tract label and the replat labels refer to different parcel delineations tied to the plan development parcels. After that exchange a motion to approve the final replat was made and seconded and the commission voted in favor.
After the vote staff told commission members the mylar is on the dais for signatures following the meeting.
The action completes the commission's final review step required by Ordinance No. 22-018, which established plan development (PD) parcels for the Bel Air Place project and requires separate plotting of each PD parcel. The replat was characterized in the staff report as an administrative final plat consistent with the ordinance and subdivision code; the commission's approval is the last local step before recording and the signed mylar.
No public speakers addressed this agenda item during the meeting, and commissioners did not request additional study or referral. The city liaison and council representative was absent for this part of the meeting.
