The Huber Heights Planning Commission on an unanimous vote approved a minor change to allow an 11,722-square-foot addition to the YMCA at 7251 Shaw Road (case MC 25-1), with a condition that the applicant comply with all fire-department requirements.
Planning staff presented the request, saying the site is 72.9 acres zoned planned mixed use and that public recreation and community centers are permitted uses in that district. Aaron Sorrell, City of Huber Heights planning staff, said the addition will sit at the rear of the existing building, “wrap around to the northeast,” and include a gymnasium, storage and a fitness area. Sorrell told the commission the proposal meets parking, setback and yard requirements and that “planning staff recommends approval of that minor change with that condition that the applicant comply with all fire department requirements.”
Sorrell said utilities for the expansion will be below ground and that the addition’s precast concrete panels are intended to match the existing YMCA facade. Staff noted no loss of on-site parking in the current plan. Sorrell said the applicant and the fire department were working to resolve rear access either by adding a fire hydrant or providing a 16-foot access lane and that Regina, the city’s fire inspector, is involved in that coordination.
Caleb Johnson, speaking for Ferguson Construction, said he was available to answer questions; he did not provide a construction schedule when asked. The commission moved to approve the minor change in accordance with the staff memorandum dated January 8, 2025, with the stated fire-department condition. The motion was moved by Miss Thomas and seconded by Mister Jeffries. The roll-call vote recorded Miss Fargo: yes; Mister Jeffries: yes; Miss Thomas: yes; Mister Walton: yes. The motion passed, 4-0.
Following the vote, staff said the applicant will submit a zoning application and then move forward with construction. There were no public commenters on the item.
