The Plan Commission recommended that the Village Board approve a certified survey map (CSM) to divide a parcel at N69 W13360 Harding Drive into two lots.
Planner Amy Bennett said the applicant submitted a CSM to split a parcel of just under one acre into two lots, each slightly more than 18,000 square feet. The lot width meets R-3 zoning minimums; the Zoning Board of Appeals previously granted relief for substandard lot area in August to allow the division. Bennett said the draft CSM and the Board of Appeals materials were included in the staff report.
Applicant Don (Don Trundle) said he had not yet decided whether to build on the new lot or retain it for family or recreation. Commissioners said the parcel and proposed division are consistent with neighborhood pattern and noted existing infrastructure (two laterals) serves the property.
Staff recommended preliminary and final approval subject to seven standard conditions; the commission unanimously recommended approval and the matter will go to the Village Board for final recording and right-of-way dedication related to a 30-foot requirement.
Ending: The commission recommended the CSM unanimously; applicant may proceed with recording at the direction of the Village Board.
