CVS requests driveway-spacing variance at Kindred/Crosstown; planning offers no opposition, county engineer to decide

A project team seeking final sign-off on site-engineering plans for a CVS pharmacy asked the Nassau County Development Review Committee on Tuesday for staff-level approval of a driveway-spacing variance at the Kindred and Crosstown intersection.

Lindsey Hager, a land planner with England, Tims & Miller, told the committee the variance request seeks to measure driveway spacing radius-to-radius at roughly 40 feet instead of the 100-foot standard the Land Development Code would otherwise require. Hager said the site layout places the building toward the Crosstown corner and that an existing FPL easement and the planned multiuse pathway informed building placement and driveway design.

Planning staff said they had no opposition to the variance request but noted architectural and elevation requirements remain under review for overlay or blueprint standards. Caleb Hurst of Development Services expressed concern about the proposed loading-zone location adjacent to the requested driveway; he recommended relocating the loading area to avoid conflicts with pedestrian circulation and delivery-truck turning movements. The project team said it had run turning-movement software and would share those simulations with staff; DRC members encouraged providing any software outputs that demonstrate truck maneuvers.

Ronnie Nestor (health), the building department and the fire reviewer offered no comments at the meeting. The committee chair said the DRC would make a recommendation and that the county engineer would review and make the final determination; staff expected to issue a follow-up letter to the applicant, typically by the end of the week.

No formal vote was taken; the request remains pending county-engineer decision and subsequent engineering-plan resubmittal if required.
