The Advisory Planning Commission approved the primary plat for Lot 1 of Compass And Key Industrial Park (PCPP‑25‑2) on Oct. 27, finding the proposed lot meets I‑2 (general industrial) standards and that the final plat and required easements must be recorded before building permits are issued.
Staff reviewed the submission against UDO requirements for lot dimensions, easements for utilities and drainage, and right‑of‑way for access streets. The parcel is located along North Raceway Road near East County Road 300 North and is zoned I‑2; staff noted the final plat must include any required easement descriptions and language and that sidewalks will be required as the project moves forward.
Applicant Kevin Steely confirmed the proposed site plan and noted the project’s lot coverage would be 68%, under the 70% maximum for I‑2. After no members of the public registered comment, a commissioner moved and the commission approved the primary plat subject to staff conditions, including recording the final plat in the office of the Hendricks County Recorder prior to building permit issuance and approval of the findings and report of determination by the Planning Commission.
