The Planning and Zoning Commission on July 22 voted 7‑0 to approve a rezoning request that would change a parcel north of Easy Lane and east of North Custer Road from PD to C2 (local commercial), a designation staff said is appropriate for a key intersection and consistent with the comprehensive plan.
Planner Ari described the site as a future commercial node, noting the property adjoins commercial development to the south and can be buffered from adjacent residences with setbacks, screening and landscaping required by code. The Commission’s approval followed staff’s recommendation.
Applicant Steven Smith of Fraser Capital told the Commission the developer envisions neighborhood‑serving uses such as a Montessori school and small retail or services to serve surrounding residents. Smith said the team has been in contact with nearby homeowners and the HOA and is advancing reclamation and permitting work on a parcel that had previously been in floodplain.
There were no public speakers at the hearing. A motion to close the public hearing and approve the rezoning passed unanimously; the item will go to City Council for final action on Aug. 5, 2025.
