Town council on May 20 approved the site-development plan for a 53-acre portion of Dawson Trails (Planning Area D) that proposes 256 single-family detached lots, a mix of 60-foot and 45-foot lots and approximately 43 acres of public open space to be dedicated to the town.
Developer Westside Investment Partners and their design team presented neighborhood-scale plans that include trail connections to the Dawson Trails Greenway, pedestrian underpasses, a neighborhood park (designed with active-play elements and a pump track) and other private open-space amenities. The plan includes a mix of alley-loaded lots and conventional front-loaded lots and conforms to the Dawson Trails PD zoning and the town’s design standards.
Planning commission reviewed the SDP earlier in May and recommended approval (5–0). At council the SDP drew several questions about park size and future neighborhood amenities; the developer said additional community amenities and a larger amenity node are planned in a future parcel (E2) and will return to the town with further design details.
Council voted to approve the resolution (resolution 2025-062) adopting the site-development plan; the vote was unanimous. The approval triggers the developer’s obligation to construct required public improvements, deliver dedicated open space to the town and meet planned landscaping, circulation and stormwater requirements spelled out in the SDP and the Dawson Trails PD.
Ending: The developer said the neighborhood will be built in phases; representatives estimated multi-year absorption and said more detailed SDPs and construction plans will return to the town as phases are submitted.
