Commission OKs most exterior work at 750 Bedford Avenue pending landscaping and light/door details

The commission reviewed an application for 750 Bedford Avenue that included completed exterior work (porch repairs, new decking and light fixtures), replacement of rear doors and proposed landscape changes including a concrete pad, a 4-foot-by-12-inch stone bed border and new plantings.
Staff recommended approval of CUA2400527 with conditions: the landscaping portion is continued to allow the applicant to submit a revised site plan for the proposed plantings and hardscape; the applicant must submit a cut sheet or drawing for a rear half-light door (wood, steel or smooth fiberglass) and a cut sheet for a simple light fixture for staff review. Staff cited City Code 3016.11 (standards for alteration) and 316.13 (standards for site improvements) in support of its recommendation.
The applicant (who identified himself during the hearing) said much of the work has already been completed and agreed to remove the proposed additional stone edging from the front yard after commissioners said it would compete with the existing masonry retaining wall. Commissioners also discussed security lighting on the rear and garage and accepted a security fixture there so long as the front-facing fixture matches a simple Arts-and-Crafts-style light on the primary facade.
The commission agreed to approve the application with the staff-listed conditions, asked the applicant to submit a landscape plan to the portal, and noted the landscaping could be returned for future review if it is not ready at the time of final staff review. Staff will verify the submitted cut sheets and landscaping details prior to issuing final clearance.
