Public Trustee: foreclosures fall to 58 in 2024; overbid distributions and bankruptcy counts reported

The public trustee and treasurer’s reports showed 58 total foreclosures in Fremont County for 2024 (down from 64 in 2023), 351 deed-of-trust releases in Q4, sales to outside bidders and overbid distributions totaling $95,906.35.
Kathy Elliott presented the semiannual Treasurer’s report and provided additional detail on the Public Trustee’s activity for 2024.
Elliott said releases of deed of trust were up in the fourth quarter, with 351 recorded releases, and the office started 18 foreclosures during that quarter. The public trustee finished 2024 with 58 total foreclosures, down from 64 in 2023. Elliott said the moratorium on certain veteran-related foreclosure restrictions expired on Dec. 31 and she had not found evidence it was extended.
She said there were five “cures” in which borrowers brought payments current, and the office sold 20 foreclosed properties during the year — 10 properties from 2023 and 10 from 2024 — with four sold to outside bidders and the remainder returned to the foreclosing party. Overbid funds distributed totaled $95,906.35; Elliott noted withdrawals by claimants in specific cases (two named beneficiaries in the distributions).
Elliott also reported bankruptcy cases: 10 properties still in bankruptcy proceedings (two from 2019, one from 2022, two from 2023 and five from 2024). The board accepted the semiannual Treasurer and public-trustee reports by roll call vote.
No policy change was proposed; the presentation was informational and accepted by the board.
