Commission approves lot combination in Pine Meadow Ranch plat amendment

The Eastern Summit County Planning Commission unanimously approved a subdivision plat amendment that vacates Lot 11 of Pine Meadow Ranch Plat F and combines that vacated portion with Lots 1 and 2 of Pine Meadow Ranch Plat D.
Planner Jennifer said the request was a lot combination across two subdivisions, which requires a public hearing. Jennifer explained the action simply changes property boundaries and does not increase density.
Commissioners confirmed all three lots are under common ownership and that the owner had recorded a driveway easement to preserve access where the driveway begins on a separate parcel. No members of the public provided comments; one commissioner who participated remotely indicated support by a thumbs-up gesture. A commissioner moved to approve per the findings of fact, conclusions of law and conditions of approval and the motion passed unanimously.
Planning staff will record the amended plat per county recording procedures.
