The Zoning Advisory Commission voted unanimously Feb. 5 to recommend rezoning a vacant parcel on Harrison Street from Commercial Service and Wholesale (CS) to General Commercial (C-3) to accommodate a proposed physical therapy clinic.
Applicant Wes Weddewer told the commission he seeks the C-3 medical facility designation to operate a physical therapy clinic at the site. Weddewer identified his address as 406 Wyatt Drive during the hearing.
Assistant planner Travis Shrubeljan briefed the commission that the parcel is vacant and that C-3 zoning exists nearby to the south and west. Shrubeljan said the last available traffic counts directly on Harrison are old (1970) and that nearby Charter Street had a 2021 count of about 5,100 vehicles; staff concluded the rezoning "would not substantially alter the traffic flow or traffic pattern" and said the request will proceed to the development review team during site-plan review if rezoning is approved.
There was no public testimony and no written opposition in the planning record. On a roll-call vote (Lorman, Russell, Zaccaro, Freustad and Mulligan voting aye) the commission recommended approval. The rezoning will be considered by City Council at its Feb. 17 meeting.
Staff note: Shrubeljan said the parcel had been rezoned in 1986 from heavy industrial to CS for a previous FedEx-related expansion; the FedEx parcel remains CS.
