Commission recommends approval of Estates of Dubuque subdivision and PUD update

The Zoning Advisory Commission voted unanimously Feb. 5 to recommend approval of a minor subdivision that will convert a single cooperative parcel at Estates of Dubuque into 35 individual residential lots and a separate clubhouse parcel, and to amend the property's planned unit development ordinance to add bulk regulations and a revised conceptual plan.
The change converts a cooperative-style ownership into individual lots so homeowners can hold title to their own parcels while common areas – the clubhouse, detention basin and private streets – remain under a homeowners association, city staff said. Justin Lau of Beeson and Associates, the applicant's surveyor, described the plat as "for 35 lots from 2 lots. Basically it was a communal lot."
