Planning Commission grants six-month extension for Moenkopee Trails preliminary plan

Ivins Planning Commission on July 15 approved a six-month extension for the Moenkopee Trails preliminary plan. The owner/applicant is R.T. Martin Utah LLC and Kayenta Homesites.
Planning staff recommended the extension, stating the applicant remained in compliance with city code and there were no grounds for denial. Applicant representative Brett Henke told the commission they were not asking for substantive changes to the plan but wished to delay recording the plat until required infrastructure is in place to avoid bonding for incomplete work. "We're not asking for any changes to the plan. We just don't want to record a plat until the infrastructure's in place because we don't want to have to bond for it," Henke said.
Commissioner Brown moved approval of a six-month extension; the motion passed on a roll-call vote with Commissioners Waite, Robinson, Brown, Clifford and the chair voting aye.
Why it matters: The extension allows the developer additional time to finish infrastructure obligations without forcing an early plat recording and bonding requirement.
