The council approved first reading of an ordinance rezoning 1201 Gadsden Street (reported as Gatson/Gadsden in packet) from Light Industrial (LI) to RM‑10 Multifamily Residential, a change the applicant says will allow subdivision of the 0.6‑acre lot into three single‑family detached homes.
Planning staff explained the site previously contained a warehouse that has since been demolished and that the applicant proposes three detached single‑family lots. Staff said RM‑10 was selected because it mirrors the existing adjacent zoning pattern (RM‑10) across the street, even though an R‑5 single‑family district could also accommodate the proposed lot sizes. Planning commission unanimously recommended approval, citing the surrounding mix of residential uses and the city’s ongoing infill housing needs.
Builder Jordan Savage of NOVA Homes told council the planned houses would be roughly 1,500–1,700 square feet, with four bedrooms and two to two‑and‑a‑half bathrooms, with pricing positioned as attainable and aimed at improving neighborhood housing supply.
Council members discussed the broader infill trend and emphasized concerns about compatibility and lot spacing in established neighborhoods. Despite those concerns, members said the RM‑10 change is appropriate given the existing zoning pattern. Council approved the rezoning on first reading.
