Commission approves rezoning to accommodate expansion of Everglades Equipment service facility

The Planning and Zoning Commission approved a rezoning petition submitted by EFE, Inc., to expand the Everglades Equipment Group facility (equipment sales and service). The site includes existing buildings, paved and gravel inventory storage, and the applicant proposed additional service bays at the rear of the facility that cross into a small adjacent agricultural zoning area; the rezoning to a plan development commercial classification will allow the expansion.
Daniel Bergen, civil engineer for the applicant, told the commission the expansion is an intensification of the business's existing service and rental activity and that the company prefers not to be required to reconfigure an existing building or construct a traditional frontage road because the building sits close to the property line. Bergen said the applicant is willing to work with county engineering staff to provide defined cross-access between parcels so that connectivity exists without requiring demolition or major modification to the existing structure.
County engineering had advised that a frontage or reverse-frontage road is preferred in that location, but staff told commissioners the applicant and county engineers would need to agree on feasible connectivity and reciprocal access across the site and adjacent parcels. No public speakers appeared on the item.
A commissioner moved to approve the rezoning; the motion was seconded and the commission unanimously approved the request. The applicant will coordinate with county engineering to define cross-access and connectivity required prior to final site development.
