The Newton Planning Commission approved the preliminary plat for Cornelius Gardens, a subdivision located south of First Street, contingent on incorporation of staff comments about utilities, elevations and mapping of existing features.
Planning staff reminded commissioners that a preliminary plat must show utilities, topography and other features; staff’s packet included comments requiring the applicant to locate water and sewer systems, show contours and label existing structures and underground utilities. The final plat would resolve remaining site layout and alignment questions.
Dan Garber of Garber Surveying, representing applicants David and Lillian Querren, told commissioners the most recent staff comments had been addressed and that he had submitted corrections to staff. Garber described utility connections: Lot 4 will connect to an existing service line; some cleanouts will be abandoned and other homes are being moved and combined as part of the redevelopment. Applicants said the project has removed an old asphalt parking lot and intends to restore the area to a residential character, moving and renovating existing houses where practical.
A commissioner moved to approve the preliminary plat provided that the developer incorporate staff’s listed comments; a second supported the motion and the commission approved the preliminary plat by voice vote.
