Plan Commission approves Jackson's Grant Village Section 3 primary and development plats, subject to final project documents

Doug Wagner of Republic Development represented Homes by Mackenzie at the Oct. 23 meeting and presented revisions to Jackson's Grant Village Section 3, a primary plat and development plat to add townhome lots and reconfigure part of Section 2.

Wagner summarized committee concerns that had focused on the Spring Mill Road frontage, a grade change between the perimeter trail and fronting townhomes, and the design of a required handicap ramp and its landscaping. He showed a landscaping plan that preserves the previously committed plantings and places one centrally located ADA ramp rather than two ramps at both ends to avoid displacing shrubs and trees that were part of the original zoning commitments.

Wagner said the development will maintain the four-board farm fence used elsewhere in Jackson's Grant, and that the ramp railing will match exterior railings already used on the product. Staff noted the committee had recommended a favorable recommendation to the full commission, conditioned on the submitted rendering.

Seth (staff) reported that engineering and project-document technical comments remained but could be worked through after commission approval. A motion to approve the primary and development plats (PC-2025-00162) subject to finalizing outstanding project-docs comments carried unanimously in voice vote with no roll-call tallies recorded in the minutes.

The petitioner and staff will finalize project documents and technical comments post-approval before the plats are recorded.
