Boerne commission approves rear accessory structure for Klein’s Smokehouse at 342 North Main Street

The Boerne Historical Landmark Commission on July 1 approved a certificate of appropriateness for construction of a rear accessory structure and associated demolition work at Klein’s Smokehouse, listed in staff materials as 342 North Main Street.

Planner Ben Simmons presented the request, saying the historic portion of the Klein’s Smokehouse building was constructed in 1947 and is a contributing structure within the city’s historic district. The property is zoned C‑3 (community commercial). The scope of work includes an independent accessory structure at the rear of the lot, relocation of existing storage freezers, removal or relocation of existing concrete slabs, removal of a covered patio and a storage container.

Simmons told commissioners the proposed accessory structure would not be visible from the public right of way on Main Street or from Ryan Street and that the new building’s materials are consistent with the existing rear addition. Staff analyzed the proposal under UDC section 2.11 and 3.11 and the historic district design guidelines and concluded the work would not alter the front or side facades of the contributing historic structure or diminish the district’s character.

Commissioner Nichols moved to approve the certificate of appropriateness as presented; Commissioner Meins seconded. The commission approved the motion (meeting record does not provide a roll‑call tally). An architect for the project was present for questions but no substantive changes or conditions were added to staff’s recommendation.
