Woodfin council deletes duplicative floodway text from zoning code

The Town of Woodfin on Tuesday approved an amendment to the zoning code that removes Section 54-213, a standalone floodway-district provision, after staff and the planning board concluded the section duplicated the town’s recently adopted flood-protection regulations.
Planning and zoning staff told the council the provision had never been applied and that chapter 14 of the town code already regulates flood damage and aligns with updated state and FEMA mapping. The planning board unanimously recommended the deletion at its May 6 meeting, staff said.
The council opened and closed a public hearing with no speakers and then voted to approve the text amendment. The motion included findings that the change is reasonable, consistent with the town’s comprehensive plan and improves regulatory clarity.
Ending: staff said the amendment reduces duplication in the code and avoids a difficult rezoning step tied to outdated local language; the Planning Board and staff recommended the change and the council concurred.
