Council approves first reading to rezone nine North Main properties from B1 to B2

Sheridan—s City Council on June 2 voted unanimously on first reading to rezone nine properties north of Fort Road on Main Street from B1 to B2, a shift staff said better matches the area's existing commercial and light-industrial uses.
City planner Kelly Schroeder presented the request, PL-25-9/Ordinance 2292, saying the nine parcels belong to seven owners and include uses such as equipment storage, truck service, trailer and equipment sales, vacant commercial lots and a former contracting shop. She told council the area was annexed and zoned B1 in 1973 but now functions more like a B2 district.
Schroeder said B1 is intended for smaller-scale uses on smaller lots and lists 11 allowed uses, while B2 allows a broader set of 47 uses and generally accommodates larger-scale light-manufacturing and commercial activities. She said the city received signed, notarized petitions from all seven property owners and sent notices to 33 surrounding property owners; one adjacent resident called with concerns about potential future uses, traffic and road conditions. Schroeder said Planning Commission held a public hearing last week and voted unanimously to recommend approval; staff recommended approval as well.
Mayor Bridger opened a vote after asking for motions. The council approved first reading by roll call with all voting members recorded as "Aye." Second reading of Ordinance 2292 is scheduled for June 16 and a third reading for July 7.
