El Mirage to acquire four wash parcels from Maricopa County for $2,000 to clear titles

On Jan. 7 the El Mirage City Council approved submitting four parcel offers to the Maricopa County treasurer's office to obtain deeds for parcels in the Lower El Mirage Wash, paying a total of $2,000.
The parcels and offer amounts are: parcel 50133940C (approximately 4.32 acres) for $1,000; parcel 501-33-939A (0.566 acres) for $250; parcel 50133-012H (2.441 acres) for $500; and parcel 501-33-938 (0.5 acres) for $250. Staff said these parcels had previously shown large back taxes that led to state foreclosure; the county foreclosed and the council's offers cover processing amounts to clear and obtain deeds under Arizona Revised Statutes procedures.
Council members asked whether any remaining back taxes would be the city's responsibility. Staff replied that the state foreclosed to clear large unpaid tax balances — in some cases hundreds of thousands of dollars — and the current action is a small processing payment to obtain the deeds. A motion to approve the purchases carried on a council vote.
Staff said the acquisitions would give the city clear title to portions of the Lower El Mirage Wash between Dysart Road and the BNSF railroad and to a separate wash area between Dysart Road and West Sweetwater Avenue, enabling future city management of the wash area. The council did not specify immediate development plans for the parcels.
