The Santa Barbara Architectural Board of Review voted Oct. 27 to grant final approval to a proposed three‑story, nine‑unit apartment building at 523 West Gutierrez Street, subject to three specific conditions addressing exterior finishes and lighting.
Applicant representatives from BWD and RM Design Group reviewed minor design changes since project design approval, including an enclosed exit corridor that addressed code spacing, and finalized color and material selections. Bobby Walker of BWD noted the corridor change was driven by code requirements and said the change preserved the building’s overall massing.
In discussion, board members focused on exterior lighting color and luminance and on a number of finishing details. The ABR required that the exterior light fixtures be warm (2,700 Kelvin) and more fully shielded than the models shown; that the roof be specified in a warm gray rather than a cool gray; and that the fascia dimension be reduced from a 2x10 to a 2x8 (or smaller) to better harmonize with the building’s proportions.
The board recorded a final-approval motion with those conditions. The applicants are to proceed to standard permit coordination; building-permit review and final construction documentation remain required before construction begins.
